There is a chance that you could find something of great value there.
50/50 split is fair to both parties involved. Always be careful when money or valuble items are in the mix, you just don't know how some people will react. They could claim it all and because it was found on thier property, you might be left out of any claim to it. ![]()

I think that you get first pick of the finds, outright. After that you can toss for who picks first on a 50/50 split. You're the one investing in the equipment and the effort, he's the one who will be getting something for nothing. It's a bit like oil rights under your land, the oils there but until somebody invests the money and time into getting it out of the ground you have a whole lot of nothing.
With horizontal drilling techniques being used more often to tap into oil reserves from the side, owning the land above the oil isn't that critical anymore. Some land owners have found this out the hard way when oil companies have drilled into oil under an adjoining parcel of land and drawn off the oil, the guy with the mineral rights above the oil usually gets nothing. i agree, split 50/50, you get first pick. that's how it's usually done.
